The self-administered real estate investment trust (REIT) owns some 115 limited-service and midscale hotels containing more than 9,000 rooms. The hotels are located in about 20 primarily Midwestern and eastern states and operate under such franchised brand names as Super 8, Comfort Inn, Holiday Inn Express, Days Inn, Hampton Inn, and Sleep Inn. The hotels are leased to the REIT's taxable subsidiaries, and most are managed by Royco Hotels, with a small number managed by HLC; both are independent contractors.
